I purchased a property and the vendor has executed the Sale Deed in favour of me. Kindly enlighten me whether I have to preserve the agreement entered with the Vendor as a document along with the sale deed?

If the agreement, sale deed and the Sale consideration mentioned is one and the same, you could maintain the agreement as a part of the title deed but it is not mandatory. In case the agreement details are mentioned in the Sale Deed, it is must to maintain the sale agreement as part of the sale deed. 

Further, if the agreement sale consideration is more than the sale value in the sale deed for the benefit of the stamp duty, you are not supposed to maintain the agreement, which is contrary to the Sale Deed.

Q:- I have a small query regarding execution of sale deed. I had purchased a commercial office property in Ranchi city during 2002. Recently I observed that in the sale deed only the seller (builder) has signed the documents and I didn’t sign the deed. Further I checked with other people also who had purchased their properties during that time and didn’t find their signature either on the sale deed. In this case, is my sale deed still valid or do I need to get executed another sale deed with my signature on it.
