I intend to purchase a flat from a builder. The builder has yet to get the Khata of the property transferred in his name and it may take four or five months, according to the builder.  In the absence of Khata in the name of the builder, is it safe for me to buy the flat?

Khata certificate and Khata extracts are very important documents. The builder should have Khata in his name in respect of the whole property on which apartments are built.  In the absence of Khata in his name, the builder cannot get building plan sanctioned for construction of apartments. In the absence of Khata in his name, the builder does not get right to sell the property.
