What is the procedure for Khata transfer and the actual cost to transfer the Khata. How do we know that the Khata transfer certificate is original?

Transfer of Khata to your name is to be done by jurisdictional revenue authority under whose jurisdiction the property is situated for which purpose you have to apply for transfer in a duly  filled Khata transfer application signed by both the seller and the purchaser along with a copy of the registered sale deed, latest tax paid receipt, and upto date encumbrance certificate along with; the necessary fee. The authorities do acknowledge receipt of the application and indicate the date by which the process will be completed, which is to be completed within 45 days. They may also call for additional informa┬Čtion/document if felt necessary. The Khata will be transferred into your name and an endorsement will be issued to this effect. Thereafter, tax paid receipts will be issued in your name.

In BBMP area, the fee prescribed for transfer of Khata is 2% of stamp duty paid on sale deed.

The Khata certificate is issued by jurisdictional corporation office, which you may directly obtain to ascertain its originality.
