What is meant by Defect Liability period in  a construction agreement?

Defect liability period means the period in which the quality of construction is tested.  During defect liability period the builder will be liable to rectify the defects noticed in the construction like seepage or leakage  of water, structural cracks, etc. The period would be generally six months including rainy season. 

The purchasers generally retain a portion of the sale consideration amount which will be released only after the lapse of defect liability period.
