I am planning to buy a site near electronic city. The layout is on agricultural land and the middle man has converted it into a layout. Now since the registration is not happening, he is asking to buy this land as an agricultural land. Can we go ahead with this offer? Please give us the implications of it.

We have answered this type of queries earlier. Any agricultural land has to be converted for specific non-agricultural purposes. Further, layouts formed on such converted agricultural land has to be approved by planning authorities like BDA, BMRDA and the sites have to be released for sale. One cannot purchase an agricultural land unless he is an agriculturist with annual non-agricultural income less than two lakhs, or an agricultural labour. If you do not fall under any of the above category, you need permission from the Government to purchase agricultural land.
